How does the Perceelscan work?
You look up an address, the free check shows whether a report makes sense for that plot, and after payment the Perceelscan queries the government registers and puts them side by side. You get an email with the link as soon as the report is ready.
1. The free check
Before you pay, you see the plot with its size in the Kadaster (the Dutch land registry), whether there is a building on it, and the year of construction and use according to the BAG (the national register of addresses and buildings).
2. Ordering and payment
A report costs €39 incl. VAT. You pay with iDEAL or a credit card; we do not see your payment details. Because the report is made straight after payment, we ask for your explicit consent to that delivery.
3. The scan
The Perceelscan queries the government registers: the address and the buildings (BAG), the plot (cadastral map), the public-law restrictions (publiekrechtelijke beperkingen, Wkpb) in the Kadaster, the national monuments and protected townscapes (Cultural Heritage Agency, RCE), the foundation risk, Natura 2000 (Netherlands Enterprise Agency, RVO), the height of the building (AHN, the national elevation map) and noise and air quality (National Institute for Public Health and the Environment, RIVM).
4. The report
A web page with a map and fourteen sections, and the same content as a PDF. Every answer shows the source and the date it was retrieved. The link stays valid for a year; the PDF is yours.
What the Perceelscan is not
- Not a permit and not a guarantee: the municipality decides on a specific building plan.
- Not a valuation: what a home is worth depends on the market and on who buys it.
- Not legal advice: the report shows which rule and which register block something; an architect or a lawyer assesses your plan.
If the scan fails
If the scan fails, you get your money back automatically.
