Questions about the Perceelscan

What is the Perceelscan?

A report per address that shows what the plans allow you to build on a plot, which rules apply and what could stop a plan. Everything comes from the government’s public registers, with the source for every answer.

How much does a Perceelscan cost?

€39 incl. VAT per address. If you scan a lot of plots, take a subscription: €199 a month for 10 scans, €19.90 per extra scan, cancellable monthly. The check beforehand, which shows whether a report makes sense for that plot, is free.

What is in the report?

The plot with its size in the Kadaster (the Dutch land registry), what stands on it (year of construction, use, height), monuments and protected townscapes or village views, what the government has registered on the plot (such as a municipal right of first refusal, a soil contamination decision or a permit to split a property), the foundation risk, Natura 2000 nearby, and noise and air quality. And the zoning plan (bestemmingsplan): the zoning (designated use), the building area (bouwvlak), the maximum heights and how many m² and m³ you may build according to the plan’s map, plus the rules of the environment plan (omgevingsplan), the province and the water board. Building without a permit will be added soon.

Is the report a permit or a valuation?

No. The municipality decides on an environmental permit (omgevingsvergunning), and a valuer determines the value. The report shows which rule and which register allow or block something, so you know what to discuss with an architect, an estate agent or the municipality.

Which municipalities does the Perceelscan cover?

Every address in the 342 Dutch municipalities.

How quickly will I get the report?

The scan starts straight after payment. As soon as the report is ready, you get an email with the link.

How long will my report remain available?

The link stays valid for a year. You can keep the PDF for as long as you like.

What if the scan fails?

Then you get your money back automatically.

What if the report does not help me?

Then you get your money back. Email us within 24 hours of delivery, with the address of the report, and we refund the full amount. This applies to a single scan, not to the subscription.

Where does the data come from?

From government open data via PDOK: the BAG (the national register of addresses and buildings), the cadastral map and the public-law restrictions (publiekrechtelijke beperkingen, Wkpb) of the Kadaster (the Dutch land registry), the Actueel Hoogtebestand Nederland (AHN, the national elevation map), the Cultural Heritage Agency (RCE), the Netherlands Enterprise Agency (RVO; Natura 2000 and the foundation risk) and the Atlas Leefomgeving of the National Institute for Public Health and the Environment (RIVM).

How up to date is the data?

We query every register at the time of the scan; each answer shows the date it is from. If a source does not respond, it says 'not checked', not 'nothing found'.

Can I report an error?

Yes. Every section of the report has a button for reporting an error; we look into it and let you know.

What happens to my data?

We store your email address to deliver the report; you pay via Stripe. With an account we also store your name and the plots you looked at. Analytics cookies only if you consent to them.
