Buyer costs (kosten koper) in 2026: property transfer tax is 2% if you will live in the home yourself, 0% with the starter exemption (aged 18 to 35, a home worth up to €555,000), 8% for another home and 10.4% for anything that is not a home. Registering the deed with the Land Registry (Kadaster) costs €103.50 to €215 per deed; the notary sets their own price. Enter the purchase price and the notary’s quote to see the total.

How the tool works
Choose what you are buying: this tool applies the matching rate. With the starter exemption you pay nothing as long as the home is worth no more than the threshold; above it you pay 2% on the whole purchase price, not just on the part above it.
The Land Registry charges a fixed amount per deed, so this tool shows a range: the lowest rate if the notary submits the deed electronically via KIK, the highest on paper. A mortgage adds a second deed.
The notary’s fee is not regulated: enter the amount from their quote and this tool includes it. Leave it empty and the total is shown without the notary.
It is the same calculation as in section 15 of the report, Purchase costs, which also gives the municipality’s property tax (ozb), sewerage charge and waste charge.
Questions
Is this tool free?
Yes. You don’t need an account and your browser does the calculation: we neither receive nor store anything you enter.
How accurate is the result?
It is an indication based on the statutory 2026 rates, not advice. The notary works out the exact amount, for example if the home’s value is higher than the purchase price.
When do I get the starter exemption?
If you are an adult and under 35 on the day of the transfer, have never used the exemption before, will live in the home yourself and the home is worth no more than €555,000.
Why is there no amount for the notary?
Because notaries set their own fees: each notary decides their price. Ask a few notaries for a quote and enter the amount.
